UDZ

Emfuleni falls under City of Johannesburg's IDP and thus the UDZ (see map below) that has been designated can be seen in conjunction with the IDP strategy. Please see general background above for more details but the areas have been designated and the maps are below:

Zone Map



eThekwini Municipality has designated a UDZ that is 670 hectares in total (see map below, in which building owners and developers can apply for tax incentives. Only taxable individuals or companies that are turning a profit and are involved either in the new build or renovation of residential property. Zone Map

Northern Cape has decided on a spatial strategy (the basics of which can be found at here) into which the Sol Plaatje Urban Development Zone fit. The Sol Plaatje UDZ was designated and gazetted in 2005 and incorporates a great deal of the Sol Plaatje inner city (see map below). A full description can be found at here.

The Tshwane UDZ has been approved by the Minister and published in the Government Gazette No. 27077 on 10th December 2004. A full map of the proposed area can be found here but roughly it extends from Boom Street, the Bell Hombre Station and Pretoria Zoo in the north to Schutte Street in the west, the railway line up to Nelson Mandela Drive in the south and the continuation of Nelson Mandela Drive in the east.

The UDZ has attracted a good deal of public attention and some of the larger banks and property companies are already investigating investment within the UDZ. In addition the City of Tshwane has provided an additional incentive in the form of a 50% discount on all building plan fees filed with the City Planning department. The UDZ is also aligned with Tshwane's 2004-2009 Spatial Development Frameworkand its IDP.
